So what is so special about Two Story Homes? The fact is Two Story Homes are generally cheaper than One Story Homes of the same size. They have a smaller footprint (Foundation size) and take up less land per SF. This makes them cheaper. Am I knocking Two Story Homes? – No! But there are some things to consider if you are buying one.
What Makes a Good Two Story Home?
In one word – Versatility. Or getting some One Story Home advantages. Ground floor bedroom – full bath – and master suites are generally considered a plus in Two Story Homes.
Another feature many people like on Two Story Homes is having a laundry room upstairs. This saves lots of time carrying clothes up and down stairs for washing.
Making the Two Story Home Work!
Now maybe you think you need a One Story Home. And the older I get the more I hate stairs so I understand. However, there is another consideration. I had a couple that needed a very large home. One of them was confined to a wheel chair. We could not find a home large enough, in their budget, that met their needs. Antioch Investment Properties are hot right now. A wise Investor of course looks for the Investment Property that is going to provide the maximum amount of Return on Investment. For most Real Estate Investors this has meant looking at the more economical and older Ranch Style homes and such – nothing wrong with these. I have helped investors by lots of homes like this. However, many Real Estate Investors have taken this approach and it is driving up the prices of those obvious Real Estate Investments and lowering the profits. Profits are still excellent – maybe just not as good as they were last year. Rents are up, mortgage rates are down, but prices on these properties are going up and they are harder to find. Most purchases involve multiple offers.
What is Big Box Real Estate Investing?
However, there is another way that might be as profitable it not more – I call it Big Box Real Estate Investing. I think there are profits to be made in Larger Homes. Antioch is filled with many excellent large homes that are going for very good prices. Many of these homes can get a Rate of Return and Cap Rate than the smaller homes. Your market for renters will be different. Instead of looking for Section 8 you will want higher end renters. There are plenty of renters that want and can afford to rent a high end home right now that cannot buy a home. Often people have been foreclosed on or had a Short Sale and still have the money to rent a nice Luxury Home. Sometimes they have given up their home as a strategic move – not due to any loss of income.
Why this works for Real Estate Investors!
But there is a bigger benefit to Big Box Real Estate Investing. I think the Large Luxury Homes are going to appreciate fast – very fast when the market recovers. Right now builders are going small – but with more people telecommuting and with the financial problems in this country we will see a growing number of multiple generation house holds, the big home will be in demand. What does Summerset in Brentwood have to offer at the Club House and for recreation?
That was what the prospect asked me about Summerset. The answer is exciting for those thinking about Summerset!
There are four Summersets. Golf course wind in and out of all 4. There are 72 holes up there; The 9 holer was closed when they put in the new bypass.
The HOA does not cover Golf Course, but HOA’s are very reasonable as are the Green fees are. There are other Courses in nearby Antioch, Pittsburg, Bethel Island, and Discovery Bay; and lots more in the greater area.
Summerset 1-3 are Pulte Homes and the Club houses have a large multi purpose room for meetings, clubs, dinners, movies, and so on. They have kitchens, libraries, pools with hot tub, patio areas, Gyms, card rooms, and so on. There are Tennis courts, boccie courts, basketball courts, near by hiking and biking trails.
Summerset is as much about buying a lifestyle as it is buying a home. There are very small homes and very large luxury homes. All communities are gated. Each Summerset has a event planner/manager there during the week. There are all kinds of classes, clubs, trips, socials, etc. . . . People are very friendly and the 4 communities work together.
Summerset 4 is a Del Webb and is a little fancier with somewhat higher end homes. I think they are the only one with Billiards. However, it is basically the same type of amenities and is part of the over all Summerset Community.
The people are very friendly. The communities very close.

Brentwood Ca Homes are very popular. The biggest discounts have been in Bank Owned Homes, but Short Sales and Traditional Sales have made a comeback.
There are fewer Bank Owned Homes in Brentwood and Short Sales are starting to become easier and take off. Traditional Sales are starting to make a come back too.
I took a look at the different types of sales each month and compared.
These graphs and charts show Home Sales in Brentwood for 2011 by type.
It appears as a percentage Bank Owned Home sales are falling and that Short Sales and Traditional Sales are taking their place. This will contribute some what to a price increase in homes.
However, no matter what type of Home Sale when you Buy a Home in Brentwood you are getting a great buy; especially with currently low interest rates.

What can I rent an Antioch California Investment Property for?
Antioch Investment Properties are popular Real Estate Investments in Contra Costa County because they offer a great rate of return on the investment.
The question Real Estate Investors always ask me is, “What Rent will I get?” Many factors with Investment Properties that effect What Will the Rents Be on an Investment Property. Most rentals do not go through the MLS and we do not have direct data on all the rents.
Several things to keep in Mind:
- Rent prices on the MLS tend to be less than what my Investor Clients get on their own Investment Properties.
- The Section 8 Coupon Rate will effect rental values even if you do not rent to Section 8. Right now it is about $1550.00 per month for a 3/2 and about $2150.00 per month for a 4/2.
- Several of my clients have targeted older 4/2 Ranch Style homes. They consistently get rents of $1,800.00 to $1,900.00 per month.
Although the MLS is not the best source for rental comps I did a comprehensive break down of every rental that was listed and rented from 1/1/11. This does provide some ideas on rent values. Here is the chart:
The chart is broken down by bed/baths, ZIP Codes, Age, and Size. I tried to come up with a formula for rents that would work consistently for all the comps I was looking at. I could not, however the chart has some value.
Several things to keep in mind in regard to the Chart and variations in rent:
- Smaller Investment Properties rent for more per SF – the also sell for more per SF so they are not always the best investment.
- In general newer homes tend to be bigger this is why some newer homes rent for less on a SF Basis.
- The 94531 ZIP Code tend to be newer (and larger) homes therefore on a SF basis they tend to rent for less – in reality on average the homes rent for more.
- There are lots of issues we cannot discern from this chart – like condition of the home.
- My clients have done much better than these numbers – Ask me how they get tenants!
